What we offer our property owners:
  1. Professional management and representation.
  2. Handle all monies and a monthly accounting of all expenses.
  3. Property Maintenance Phone Calls and Scheduling of Repairs.
  4. Property Condition Reports Prior to Tenant Move in and at the end of each tenancy
  5. Property Listings on the Hudson Residential website, the Triangle MLS and over 40 other websites.
  6. Credit Checks for Leaseholders - Background Check available if required by the building covenants or wanted by the homeowner.
  7. Full time staff with after hours answering service for emergencies.
  8. New Air filters every 60-90 days delivered to each property for all air returns ( includes property inspection )
  9. Complete eviction process. We are experienced and understand this process thoroughly.
  10. Discounted Maintenance and Repair Services negotiated with area vendors.
What we charge or require for our services:
  1. Our rates range from 8%-12% of the monthly income or a minimum of $90/month for management and a lease up fee equalling one month's rent ( one time fee per move in) Rates vary based on property type, condition and bringing the home up to compliance with Federal, State and Local laws.
  2. We hold on your behalf a minimum of $300 for needed repairs that arise while we have the home listed for rent or while rented. This is your money and is returned if not spent.
  3. If your property is located within the city limits of Raleigh, you must register your property - we handle all the paperwork for you - the annual cost is $15 for each individual property; the first time it is registerd there is an additional $30 application fee. 
  4. Pay for ( we can handle installation and replacements ) Smoke Detectors Batteries and Carbon Monoxide detectors on each level of the floor to be installed or replaced at each tenants move in. 
  5. Carbon Monoxide Detectors are only required if the home has any gas service to it ( Natural or Propane ) or if there is an attached garage.
